I start from my MLS access, which shows recently leased and currently available comparable properties — not just the asking-price guesses that public rental sites scrape from listings. Then I adjust for what a website can't see: condition, finish level, recent updates, lot, and how your specific property actually compares to what's renting near it right now.
What you get back is a range, not a single number pretending to be precise. Any rental estimate that hands you one exact figure is hiding its own uncertainty — real comps produce a range, and I'll tell you where in that range your property likely sits and why.

Idaho's real estate license law does not cover managing rental property for others — no license is required to manage rentals in Idaho. Washington is the opposite: managing others' rentals there is licensed activity under RCW 18.85, which is why I hold both licenses instead of stopping at one.
