The Idaho option is real, but it's a trade, and it should be entered with clear eyes: you cross the whole Spokane metro to get to the gate. The families who make that trade are usually the ones planting longer roots — dual-income households with the civilian job on the east side, families set on a specific school situation, buyers who want acreage or a shop that west-side budgets struggle to reach, or members thinking past this assignment toward where the family stays. If none of that describes you, stay west and bank the windshield time.

Drive it before you sign anything — at your actual report time, not Sunday afternoon. The west-side communities put you minutes from the gate; the Idaho side puts the whole metro between you and it. Both are livable; only you know which one is livable for your schedule and your family.

VA financing works on both sides of the line, and a lender who runs VA files daily matters more than a quarter point. In Kootenai County's tighter cities (Post Falls: 2.1 months of supply, 59-day sales) your pre-approval needs to be finished before you shop — PCS windows don't wait for slow paperwork.
BAH is set by your duty station's tables regardless of which state you sleep in — check the current published rates. What changes with the address: Idaho taxes income while Washington doesn't (military pay has its own state rules on both sides — run them past base finance or a CPA), Washington charges an excise tax when you eventually sell and Idaho doesn't, and the exit math matters more for military owners than anyone, because PCS orders make selling non-optional.
If the trade tempts you, here's the sourced picture rather than the recruiting pitch: Kootenai County's median single-family price stands at a record $565,000 (June 2026). Post Falls — the nearest Idaho city to Spokane and the natural first look — runs a $529,568 median at $290 per square foot, the county's most affordable per foot. Coeur d'Alene proper is $615,119. Rathdrum's newer stock and acreage — often exactly what shop-minded military buyers are picturing — now runs $576,637 after the county's fastest appreciation. West-side Washington pricing varies block to block; I pull those comps live per address rather than publish a number I can't keep current.
You can — people do — but go in honest: the base is west of Spokane and Idaho is east of it, so you're crossing the metro every shift. Drive it at your actual report time before committing. For many families the west-side communities are the better answer, and I'll say so when they are.
