The county reports one blended median. These are the numbers underneath it — each city, same source, same 12-month window — and they do not move together.
Value My Home Against My City →Trailing 12 months ending July 2026, all four cities from the same MLS dataset. Most published coverage stops at the county line — the Regional Realtors' public snapshots are county-wide — so this city-level view is the one most sellers have never actually seen:

Four cities, four different stories — the blended county median hides all of them:
Highest median ($615,119) and highest price per square foot ($333), with closed sales up 15% on the year. The lake, the established neighborhoods and downtown do the work. The county median understates the city by fifty thousand dollars.
Lowest median ($529,568) and lowest cost per square foot ($290), yet the quickest sales (59 days) and by far the thinnest supply — 2.1 months, down 28% year over year. Value plus velocity; the I-90 corridor demand is real.
Median $565,000, up 4.9%, with days on market down 19% — while closed sales fell 6.9%. Fewer homes changing hands, faster, at higher prices: demand is outrunning what's being listed.
Fastest-appreciating city in the county at +10.7%, median now $576,637 — above Hayden — at $332 per square foot, essentially Coeur d'Alene parity. The old “Rathdrum is the discount option” assumption is out of date; what you're buying there now is newer stock and land, not a lower price point.
Kootenai County's June 2026 median was $565,000 — a record. Price a Coeur d'Alene home off that figure and you're fifty thousand under your own market. Price a Post Falls home off it and you're thirty-five thousand over. The county number is real and useful for trend-watching; it is the wrong tool for pricing any specific house in any specific city.
And the city medians themselves carry the same caveat one level down: Hayden spans ordinary subdivisions to lakefront estates; Rathdrum blends new construction with acreage. The ladder goes county → city → neighborhood → your comps — and only the last rung sets a price.
Coeur d'Alene, at a $615,119 trailing-12-month median and $333 per square foot — both county highs. Lakefront and near-downtown neighborhoods push it well above the county median.
Of the four principal cities, Post Falls: $529,568 median and $290 per square foot. It's also the county's fastest-moving market at 59 days and 2.1 months of supply, so “affordable” does not mean “slow.”
On the trailing-12-month medians, yes: $576,637 versus $565,000, with Rathdrum appreciating fastest in the county at +10.7%. Rathdrum's newer housing stock and acreage properties drive it — it stopped being the budget option.
