Those properties take longer to match to their buyer — the pool for a shop-and-five-acres property is smaller than for a three-bed subdivision home — but when the match happens, it happens at a strong price. Slow is the nature of the inventory here, not a symptom of weakness; the price trend is the tell.
What changed underneath: Rathdrum's housing stock is the county's newest, and new stock appreciates differently. Buyers stopped treating the town as “CdA minus the price” and started paying for what it actually offers — build year, land, and Lakeland schools — on its own terms.
At $332 per square foot, Rathdrum now costs within a dollar of Coeur d'Alene per foot of house. What you're choosing between is no longer price — it's kind: CdA sells location (lake, downtown, walkability) on older stock; Rathdrum sells newer construction and land, further out.
