Three things July's data actually says

Post Falls printed almost exactly on its trend. July's $529,650 sits within a hundred dollars of the trailing-year median — in a market this tight (2.1 months of supply, 59-day average sale), that consistency is the story. No froth, no stall; a queue moving through a narrow door.

Hayden's $652,000 is the month's flashiest number and its least reliable. A single month of closings in a town that spans subdivisions to lakefront estates is exactly where one large sale distorts a median. Against a trailing-year figure of $565,000, read July as “a lake-heavy closing month,” not “Hayden jumped 15% overnight.”

Coeur d'Alene came in slightly under its trailing median ($607,500 vs $615,119) — ordinary summer mix, consistent with the county pattern all year: monthly wobble around a rising annual line.

What's the latest median home price in Coeur d'Alene?

July 2026 closings posted a $607,500 median for the city per the CdA MLS; the trailing 12 months stand at $615,119, up 5.9% year over year. The county-wide official figure is $565,000 as of the June report — a record.

Did Hayden prices really jump to $652,000?

That was July's single-month print, and single months in Hayden are unreliable — the town's range (subdivision to lakefront) lets one estate sale move the median. The trailing-year figure of $565,000 is the honest planning number.

Is the market slowing down going into fall 2026?

July's data doesn't show it: monthly medians held at or above trend in three of four cities, and the county enters fall with inventory 10% below last year. The seasonal rhythm will slow listing flow from here — that's the calendar, not the market.

When does the next official market report come out?

The Coeur d'Alene Regional Realtors typically publish each month's county report mid-following-month — July's is expected around mid-August. This page updates monthly, ahead of it, from MLS data directly.
